Net Proceeds Calculator
Thinking about selling? Find out how much you will walk away with once commission, closing costs, preparation and your mortgage payoff come out of the sale price.
Estimates only. Your payoff amount, prorated taxes and actual fees will appear on your settlement statement; ask your settlement agent for exact figures.
How to read your estimate
The large figure is your estimated cash at closing. Below it, each line shows where the rest of the sale price goes. Open Additional costs to consider to add the expenses sellers often forget: pre-listing repairs, staging, concessions you may offer a buyer and title or escrow charges.
Run it twice — once at your hoped-for price and once a little lower — so you know your floor before you negotiate. If you are selling to buy again, take the net figure to the affordability calculator as your down payment.
Seller questions
What are net proceeds?
Net proceeds are what reaches your bank account at closing: the sale price minus every cost of selling and minus the loan balance you still owe. It is the number that decides how much you can put toward your next home.
What costs does a seller usually pay?
The common ones are the listing and buyer agent commissions, settlement or attorney fees, recording and transfer taxes, prorated property taxes, any repairs agreed after inspection, and concessions such as help with the buyer's closing costs. Your contract decides who pays what.
Why is my mortgage balance different from my payoff amount?
Your statement balance does not include the interest that builds up between your last payment and the closing date, or small fees some lenders charge. Request an official payoff quote from your lender before closing.
